Owner Information

As a Vashon property owner, you want to be assured that your investment is well maintained. If you have a renter in the house, you want to be sure that your tenant is responsible, and that rent is paid on time. If you are keeping the house for personal use, you may want someone to keep an eye on it, especially during periods of bad weather.

Basic stuff, but time-consuming, and not very convenient if you live off-Island.

We do live here, and we are here to help. Glendale Property Management is a division of Glendale Realty, Inc., a company that's been in business on Vashon since 1964.

We know just about everyone, and get priority service from local contractors and service providers, which means your maintenance and repairs get done quickly. We are thorough, responsible, and excruciatingly honest - you won't find us adding a surcharge to contractor invoices.

To ensure that you get a quality tenant, we use a professional third party tenant screening service. We also offer renters a Preferred Renter Program. In a nutshell, it's a program where we reward renters for paying on time by giving them a significant financial break if they decide to become buyers. Not only does this ensure that your rent will never be late, it gives you plenty of advance notice if a tenant is considering moving. Wouldn't that be nice to know?

Summary of Services

Tenants

  • Find tenant (advertising, signs, on-line posting). GPM pays for advertising! There is no charge to owners.
  • Qualify and screen tenant using Landlord Protection Services. Again, at no charge to owners.
  • Execute a legal rental/lease agreement.
  • Promote Preferred Renter Program - ensures rent paid on time and owners have advanced knowledge when tenant is considering moving.

Rent Collection

  • Collect all rents and deposits.
  • Enforce late fees.
  • Deposit funds into Owner's bank account.
  • Coordinate evictions if needed.

Bill Paying Services (as requested)

  • Pay mortgage installment loan.
  • Pay property insurance.
  • Pay real estate taxes.
  • Pay utility bills.
  • Pay maintenance expenses.
  • Pay other bills as requested by Owner.

Statements

  • Monthly income and expenses.
  • Year-to-date income and expenses.
  • Detailed year-end statements for tax preparation, including 1099.

Maintenance

  • Ensure quality work at competitive prices.
  • Schedule and coordinate repairs.
  • Recommend and schedule preventative maintenance.

Property Inspections

  • Quarterly complete inspection.
  • Move in/move out inspections.
  • Periodic "drive-by" inspections.
  • Arrange specialized inspections as needed (e.g. pest, roof).
